Please read these terms carefully before making a reservation. These rules ensure a peaceful, relaxing, and eco-friendly stay for all our guests in Martkopi, Georgia.
1. Acceptance of Terms
By booking a stay, reserving an experience, or accessing the Roots Resort website, you agree to comply with and be bound by these Terms of Service. These terms apply to all visitors, guests, and users of our services.
Roots Resort is located in Martkopi, Georgia, and operates as an eco-conscious outdoors sanctuary. All activities, reservations, and stays are governed by the laws of Georgia.
2. Reservation & Booking Policy
Roots Resort features a single, exclusive rentable room (the Exclusive Panoramic Suite) located on the second floor of our main building. Due to our limited capacity, booking priority is given on a first-come, first-served basis.
Guests must be at least 18 years old to make a reservation. Full payment or valid credit card details are required at the time of booking to secure your reservation.
All reservations are subject to our cancellation policy: guests can cancel up to 48 hours prior to the scheduled check-in time for a full refund. Cancellations made within 48 hours of check-in will be charged a fee equivalent to one night's stay.
3. Check-In, Check-Out & Guest Conduct
Standard check-in time is from 3:00 PM onwards, and check-out is before 12:00 PM. Requests for early check-in or late check-out must be arranged in advance and are subject to availability.
Our operational model is built around peace, mindfulness, and relaxation. Guests are encouraged to move freely between our fluid, interconnected spaces (the Chinese Tea Area, Coffee Corner, Wine Cellar, Kitchen, and outdoor gardens). Quiet hours are observed from 11:00 PM to 8:00 AM.
We are a dog-friendly resort. Pets are welcome to stay in our Exclusive Panoramic Suite, subject to a flat pet cleaning fee of $30 per stay. Pet owners are responsible for cleaning up after their animals and ensuring they do not disturb other visitors in the garden.
4. Eco-Sustainability & Garden Guidelines
Roots Resort is powered 100% off-grid by our solar panels and water heaters. We operate a rainwater filtration system and enforce a strict zero single-use plastic policy. Guests are asked to participate in our green initiatives during their stay.
Our garden features delicate flowers and fruit trees. While walking around and relaxing in the hammocks or garden tables is encouraged, guests must respect the plants, trees, and wildlife, and strictly refrain from littering.
